And while it's true that property prices have gone up just about everywhere in Spain, we think Arcos is set fair for the future.

Arcos has so many benefits for the foreign buyer, not all of which are instantly apparent (like the well-being you feel when you live here). In the future, Arcos may become a cult destination, as some of our guests have suggested. We certainly think it will be a few years before Arcos realises its full potential.

Arcos finds itself just 20 minutes from Jerez airport, from where Ryanair currently operates flights to and from London Stansted. More information on this page. There's talk of Ryanair making Jerez airport its second base in Spain, behind Gerona (from where there are connections to many airports in the UK). Should this happen, there will undoubtedly be a huge influx of visitors - and therefore househunters - to this region.

Anyone who flies into Jerez and makes the drive to Arcos will tell you that the countryside here is beautiful, and much greener than they had expected. There's a mountain range just 20 minutes' drive from Arcos called the Sierra de Grazalema, perfect for walkers. The sensational, unspoiled Costa de la Luz is only 40 minutes away. 'Unspoiled' is an overused word these days, but it really does apply to this long stretch of sandy coastline. And what about the great cities near Arcos? Seville: 1 hour away; Cadiz (45 minutes); Jerez (20 minutes).

Meanwhile, there's a top quality golf course only 3 minutes' drive away. 'Arcos Gardens' is the first golf course in the surrounding area, and the town council is
investing a lot of time on advertising - in December 2005 it attended a London trade show with its promotional material. It's clear that foreign investment is being positively encouraged: in addition to the 18-hole golf course, the complex, when fully completed, will include 470 homes and a hotel with about 100 bedrooms. What a warm welcome we were given by the local population when we arrived in Arcos! There's no animosity in these generous Andalusians, despite the large numbers of foreigners who have moved here, and the obvious cultural changes that are going on as a result. Of course, it's worth remembering that foreign investment has driven up property prices massively in recent years, and that has meant big rewards for local property sellers.

Are you seeking a better 'quality of life'? The endless days of warm sunshine will go a long way to making that a reality for you. And this is a very relaxed town. It's also safe, practically crime-free, and it still retains some old fashioned values which have arguably been lost in the UK. Strong emphasis is put on the family unit and we really appreciate that, as we have two young children ourselves.

Arcos de la Frontera has expanded in recent years and no longer solely occupies a clifftop position. That said, for the foreign investor, there are key areas to consider.

The Old Quarter, where our guesthouse is situated, has a romantic appeal and offers a taste of history that is almost too special to put into words. House prices have shot up and there are very few bargains in this location any more. The Old Quarter doesn't cover a large part of town, and if you consider that Arcos has 10 times the number of estate agents now compared with 2004, a lot of houses have been sold! You have a much better chance of getting a bargain if you can speak Spanish to negotiate a private sale (or use a Spanish speaker to negotiate on your behalf) because many locals are wary of estate agents and prefer to sell their own properties. A large house in need of some renovation work would cost you about 250,000 euros.

The area known as 'El Santiscal' borders the lake (man-made, 1962) has long been popular with investors, and particularly those looking for a sumptuous home - most of the properties are independent chalets - without having to pay the premium charged on the coast. A chalet with 3 bedrooms and a small piece of land attached would cost you about 300,000 euros.

There's a new development based in Arcos itself called Novo Arcos which has fine views of the lake and is scheduled for completion in 2008. It has proved to be very popular with foreign investors, who have seen the value of their purchase increase considerably since this urbanisation began its sales campaign. A two-bedroom apartment would cost you about 150,000 euros.

Property on the golf course (see above) is another area of consideration.

Flats abound in Arcos and are still reasonably priced. 120,000 euros could get you one with 3 bedrooms.
